4. Our Service

Through our website, you can request:

  • Title Register
  • Title Plan
  • Other Land Registry-related documents (as listed on our site)

We process your order, submit it to HM Land Registry on your behalf, and send the resulting documents to you via email.

Turnaround time is typically within 1 working day (Monday–Friday) for digital records.

If HM Land Registry holds only paper records, we will request a hard copy and post it to you, with updates via email.


5. Eligibility & Order Process

To use our service, you must:

  • Be at least 16 years old
  • Provide accurate, complete information when placing your order

A contract is formed when:

  1. You agree to our terms by ticking the consent box;
  2. You make full payment; and
  3. We issue an order confirmation via email.

If we cannot accept your order (e.g. due to incomplete details, suspected misuse, or unavailable records), we’ll notify you and refund your payment.

We reserve the right to reject any order at our sole discretion.


6. Acting on Behalf of a Third Party

If you submit a request on behalf of another person, you confirm that:

  • You have their full consent to do so;
  • They would be eligible to request the documents themselves; and
  • All provided information is accurate and lawful.

7. Waiver of Cooling-Off Rights

By placing an order, you agree to immediate processing of your request. This means you waive your right to the standard 14-day cooling-off period under the Consumer Contracts Regulations.

Once we begin processing your order, no cancellation or refund is permitted, except where required by law or under these terms.


8. Delivery Times & Process

  • Orders are reviewed and submitted to HM Land Registry during business hours (Mon–Fri).
  • Most electronic documents are returned to you within 24 hours of ordering.
  • If records are only available by post, we will notify you and confirm when dispatch is made.

We are not responsible for delays outside our control, including:

  • Incomplete or incorrect order details
  • HM Land Registry delays
  • Postal delays for paper records

9. Changes or Corrections

If you need to correct or amend your order, contact us as soon as possible. We will inform you if the change is possible and whether additional fees apply.

If we identify an error in your application, we may contact you to correct it before proceeding.


10. Suspension or Cancellation of Services

We may suspend or cancel your order if:
